Will I pay a higher interest rate?

Will I need a deposit?

Australian expats buying a property in Australia will generally need a minimum of 10% deposit plus property purchasing costs(stamp duty, legal fees, mortgage set up costs and Lenders Mortgage Insurance).
This deposit must usually be in the form of genuine savings whereby the bank can see consistent saving pattern over 3 months.
If you have a larger deposit or if you already own real estate in Australia, then you can use the equity in the property you already own as a deposit.
If your parents own property in Australia, there are options to get a loan using their property as security. Which means you can purchase even without a deposit.

How can I prove my income?

If your payslips or foreign tax returns are in English then these can be provided as evidence of your income.
Most lenders will require three months of bank statements to show your salary being deposited into your account. Some lenders are stricter and can ask for 6 months statement.
Some of our lenders have specialised non-resident departments with staff that understand most common languages, so if your documents require translation or is not in English it is ok.
As part of their verification process the lender will ask to confirm residency status and make sure that you are legally allowed to work in the country.

What exchange rate do lenders use?
Most lenders have their retail exchange rate calculators and will commonly use this for assessment purposes. The retail exchange rate is generally less when converting your foreign currency into Australia dollars.

Most lenders will ignore the income of your partner if they are not an Australian citizen or Australian permanent resident (PR) holder.

  • 1. Do I need a Power of Attorney (POA)?

    Having a power of attorney that can sign on your behalf is extremely handy.
    Some lenders have specific requirement for power of attorney and may ask that to be hald with a solicitor. Whilst other lenders wont accept power of attorneys.

  • 2. When do I need to visit the Australian embassy?

    If the lender won’t accept power of attorney signing on your behalf, you will have to visit the Australian embassy to witness the signing of the mortgage title.
    If you’re purchasing a property as joint tenants, only one of you needs to go to the embassy as long as you can provide your partner’s passport.
    The embassy is certifying that the document is true, not that it’s reflective of the person asking for the certification.

  • 3. Will the Australian embassy charge me?

    Yes the Australian embassy will charge a service fee for certifying or witnessing these documents. The fees will vary depending on the country you’re living in so it’s best to check the specific fee schedule for your country of residence.

  • 4. Is Australian government approval required?

    No, Foreign Investment Review Board (FIRB) approval is not required. If you are buying with a spouse that is a non resident you may want to seek legal advice regarding this before proceeding.

  • 5. Will I have to pay the foreigner stamp duty surcharge?

    Stamp duty and land tax applies only to non resident purchasers. Please speak to your solicitor regarding non resident purchasers. If they are non resident please discuss the structure that best meets your needs.
