Why do banks need to assess my employment?

If there is enough security, why do the banks need to assess the income? People commonly ask us why the bank needs to know so much information about their employment situation? If the banks have the house as security, and they are protected in the event of a loss why do they need to be so nosey and know everything else about me?
Most banks care about their brand and want to uphold responsible lending practices so that they can engage with clients that can fulfil their lending obligations. As part of regulatory requirement the bank is also required to demonstrate that they have ethically undertaken all measure to ensure that they are putting clients into loans that they can afford. The bank is in the business to lend money and make profit from the arbitrage between deposit and lending. They are not real estate agents and the last thing that the banks want to do, is repossess properties leaving their customers homeless.

So what do I need to provide?

Australian lenders need to have documents evidencing the income that you have put on the application form.
They meet this requirement by asking for:
If you feel that you don’t have sufficient documentation to apply for a loan, please call us on (03) 9034 5223 or contact us online. Our professional team of mortgage brokers will assist you in getting your loan approval.

What are banks looking at when they are assessing your income?

When you submit a home loan application, the bank will give your loan application an internal credit score based on the overall risk position.
Your employment history and income stability are strong contributors to your overall risk grading.
Some of the consideration include:
If you are having trouble securing a loan please contact us on (03) 9034 5223 or enquire online.

Why is job stability important?

Banks want to know that you are going to be able to afford the loan over 30 years. So if your income is volatile it will be more difficult to demonstrate your ability to repay the loan for the term of the loan.
If your employment is full-time, it is easier to demonstrate to the banks that your income is secure and likely to continue.
On the other hand if you have casual employment, the number of hours changes and you do not have annual leave entitlements. At Everrich Finance we will help build a complete application to demonstrate your income by explaining the following facts about your income.
If you are in a strong financial position and have been in your job for 6 -12 months, you can borrow up to 95% of the property value. You can borrow more if we use a parental guarantee loan.
Having a good credit score with relevant industry experience can help with loan your loan approval. Even if you have a short employment history or you are a casual employee we can get you the loan that you need.
Our team of experienced advisors know exactly what the banks are looking for to approve your loans.
At Everrich Finance we can help you get approval! Please contact us on (03) 9034 5223 or enquire online.

How do banks assess your income?

For casual employment their income may fluctuate on a weekly basis.
As a general rule of thumb, banks will use the most conservative method of assessing your income.
For example, if you provided two recent payslips and your group certificate and they show two different incomes then the bank will use the lower of the two.
So this means that the bank is not using your actual income for assessment purposes! So this means that the bank is not using your actual income for assessment purposes!
When assessing casual income, with overtime and the applicant has recently received a pay rise the bank will usually use the lower of last year income compared to year to date.
